After years of searching for a vacation home on the northeast coast of Florida, Bill Simonetti’s real estate agent finally struck gold. He found a single-family home on the exclusive eight-mile stretch of Flagler Beach. “We were really lucky. There’s not a lot of inventory there,” Bill said.
When he and his wife, Dee, bought the property in April 2016, Bill already had his mind made up about two things. He wanted to use it as a short-term rental, and he didn’t want to take on all the work himself.
Based out of Hampton Bay, New York, Bill lived too far away to be responsible for everything. Plus, he already owned two local long-term rentals and knew just how much work would be involved with getting the property up and running.
So it was another stroke of luck that the seller’s real estate agent told him that the previous owner had been looking into a vacation rental management service called Evolve.
I knew I wanted somebody to handle most of the work. You need very good support services to do that and I'm very lucky with my team."
I wasn’t looking to make this an income property, but the performance is way beyond what I thought it was going to be. That’s why I want to buy another one!”
Bill was immediately impressed with the professionalism he experienced with Evolve’s team. “I was in sales for 40 years so follow-up is the most important thing to me. The people at Evolve were very prompt and covered all the bases.”
Evolve would build the listing, secure bookings, and set rates. And for everything else, Bill was free to create a dream team of on-the-ground service providers.
He hired a trusted cleaning company and maintenance service that Evolve worked seamlessly with to keep his property in amazing shape.
Alongside these support services, Bill's own hospitality experience and Dee's expert eye for the design gave them all the elements they needed to create a great vacation rental.
Time with Evolve
Fast forward two years and Bill’s oceanfront home is booked solid. He’s hosted hundreds of guests and racked up dozens of five-star reviews - all while managing to find time for his family to enjoy the home, too.
In his first year, he made over $50,000 in rental income. Now he's on track to generate over $80,000 in 2018.
Bill is so pleased with his results that that he plans to buy a second property.
Once he gets his next vacation home, he plans to move to Florida full time - something this New Yorker’s been wanting to do for a long time. Little did he know a vacation rental was the ticket to getting there.
